Introduction from Neil Shepherd, Managing Director.

Welcome to our March newsletter! The year is going very well right across the Group with lots of updates to give you for the first few months of 2018 with some exciting new projects coming up for both 33London and 33Homes.

We are close on securing circa £1 million worth of residential works and we are also about to sign up a joint venture agreement with a GDV of £18 million over a five-year period.

Our other main focus is to expand upon the commercial side of the Group and would welcome a coffee to have a catch up if you have something that might be of interest to us!

Recent news

33London

In February we were awarded the contract for The University of Sunderland in London Campus at 197, Marsh Wall, E14. The project is for refurbishment and internal layout alterations over three floors and is due to start on site very shortly.

We have also started work for Kenningtons Quantity Surveyors based in Marylebone on a CAT B fit out at Guildhouse in Leicester Square.

In the past few weeks we have tendered for a number of other commercial refurbishment projects – in particular a new gym in Covent Garden and a nursery in Canning Town.

As mentioned in the introduction we are also actively looking for more commercial fit-out projects and would welcome any opportunities to tender. Project values up to £1.5/2 million would be most welcome!

33Homes

As reported in our last newsletter 33Homes has started work on two adjoining semi-detached properties on Heathfield North Road in Twickenham where we are building a double storey extension. This will include a new open plan kitchen, downstairs toilet along with providing a new bedroom upstairs complete with en suite bathroom. Foundations are now complete, and brickwork is well underway.

Our project at Birch Tree Avenue in Hayes is a full house refurbishment with a single-story side extension and a double-storey rear extension including 3 metre bifold doors and new large double-glazed window to enhance the interior lighting. The works include all new plumbing and a full electrical rewire throughout. We are

installing a new open plan kitchen with feature central island. Works are on schedule for us to complete this project by early April and our client is really pleased with all our work to date.

We have also made great progress on another of our new projects at 234 Friern Road where it’s a full internal refurbishment for a First Floor Flat over two floors. This project is for a complete change in layout. The creation of an open-plan living room and kitchen area, and a full bathroom refurbishment. We have stripped out and rebuilt the internal timber stud wall as the existing walls were bowed and skewed. All the ceilings on the First Floor have also had to be straightened, and sound proofing added to the floor. Before and after pictures in the next newsletter.

33Development

Work has started on our site at 237, Ramsgate Road, Margate. The site, which is located almost opposite The Queen Elizabeth Queen Mother Hospital, was originally a disused petrol filling station. To increase the size of the development we also managed to acquire the adjacent pub. With the pub acquisition our Architect, Alex Rayner at Level Architects in West Malling, then successfully improved upon the original Planning Consent and we are now constructing 14 new apartments.

We are continuing to look at new opportunities in and around Thanet. In particular we are looking for land or buildings suitable to develop or refurbish into approximately 10 units at a time.

Our other area of interest is in, and around, the two university campuses in Canterbury for plots/conversions to build circa 20 - 40 units with a focus on providing high end student accommodation aimed at the foreign student market.
