This month, as the good weather has continued to enable us to forge ahead on our all our development projects, we have devoted this month’s newsletter purely to the progress on our sites in Kent. This continued good weather has also allowed us to get some great aerial views of both our sites. We will be giving updates about 33 London, our fit-out division, in next month’s newsletter – and of course we continue to look for new commercial projects so if you do have anything please let us know. enquiries@33Group.co.uk

33Development

At 237, Ramsgate Road, Margate we have continued to make great progress. Again, as you can see, we have managed to get some great aerial pictures of the site.

Progress here continues to be good. The plaster boarding is now well underway to enable second fix of electrics and plumbing. Decorations and installation of bathrooms, showers and kitchens is on target to commence before the end of the month.

In these pictures of Block A we are now up to the first-floor level. Concrete flooring installed along with pre cast stairs and stairwells to enable us to continue work on Plots 5 and 6. Roof trusses are on schedule to be installed before the Easter break.

As can be seen from the pictures at Westcliff House, Westgate work has started on the East Elevation foundations, including pouring concrete. We did a reduced dig to the front and rear elevations to prepare for the foundations and excavations. We started temporary works to the rear and more demolition of the existing rear structure as directed by the Structural Engineer. This has included installing some very complex scaffolding and crash decking.

Property Search

We continue to look for land or buildings throughout Kent and the South East close to the High-Speed train links suitable for us to develop or refurbish into approximately 10-50 units at a time. Ideally, we would like opportunities where we can purchase options on the sites and undertake the risk element of planning etc ourselves. Enquiries@33Group.co.uk

Our other area of interest continues to be in, and around, the two university campuses in Canterbury for plots/conversions to build circa 20 - 40 units with a focus on us providing high end student accommodation aimed at the foreign student accommodation.
