Over the past six weeks or so we have made great progress on our developments at Westcliff House, Westgate and at 237 Ramsgate Road, Margate as well as new projects for our fit-out division 33 London – and of course we continue to look for other new commercial projects so if you do have anything please let us know. enquiries@33group.co.uk
33London
Work commenced on site at 22, Stephenson Way, NW1 at the end of April and we are currently well into our 5-week programme for the re design, strip out and refurbishment of an existing reception area. This includes the creation of two new meeting rooms, new W.C, new carpets, two new A/C units and redecorating throughout. We will also be providing a new reception desk and integral wall storage.
33Developments
At 237, Ramsgate Road, Margate we have continued to make great progress. External works have started to roads and parking areas. With the forming of road levels, kerb lines and parking bays. Patios have been installed to plots 8, 9 & 10. Face brickwork and blockwork to Block A is now getting near to completion and will allow the internal works to start in coming weeks. As regards the internal works we are well on the way and keeping to the programme with works to Plots 8 to 14 including kitchen and bathroom fit out, 2nd fix carpentry & decoration works. Floor finishes will start in a week’s time and we are on target to having the flats ready for renting by the end of June early July.
As can be seen from the pictures below at Westcliff House, Westgate we are now three months into the project and work has continued at a good pace and in some areas of our work we are well ahead of schedule.
Service pipes have all now been fully installed, access road drainage completed, and tarmac laying has been completed on the front access road. Along with the steel works which started in mid-month and are well underway.
Property Search
We continue to look for land or buildings throughout Kent and the South East close to the High-Speed train links suitable for us to develop or refurbish into approximately 10-50 units at a time. Ideally, we would like opportunities where we can purchase options on the sites and undertake the risk element of planning etc ourselves. Please contact us on enquiries@33group.co.uk
Our other area of interest continues to be in, and around, the two university campuses in Canterbury for plots/conversions to build circa 20 - 40 units with a focus on us providing high end student accommodation aimed at the foreign student accommodation.
